Townhouses

Owned one for 6 years. What do you want to know? If you are in the middle of the row, gotta push the mower all the way around the block to cut the grass. No parking. Loud noises can come thru the walls (depending on construction quality). Small yard.

Great way to start out owning a house. Less maint. and whatnot than a single family house.

It would be a first time house for us and I just wanted to know if there was a difference in having a house vs a townhouse.

:yeahthat: It is ( I guess) a good way to start out, but I couldn't see that. When I was ready to stop paying rent, I bought a small house. I can't see "owning" part of somebody else's building.

It sucks because with the prices for houses being the way they are the first time homebuyers are going more for the townhomes which are prices on are now steadily rising.

The average townhome is going for 150,000.00 to $175,000.00 depending on the area

Take a look at small, older, single-family homes on small lots. Also, don't rule out looking at places where the mortgage was foreclosed, because they typically go cheap, but may need some fix-up work.

Well I own a townhouse and I love it. Mine is a duplex, so only one other house attached. I have a nice sized yard, for a townhouse, parking spots are a non issue, and the neighborhood is great. It also doesn't hurt that we got the house for 40K under it's value, and we just had it re-apparaised for refinancing and it went up another 20K. My only issue was the open yard, but I took care of that by having a fence built. We use our yard all of the time now.

It's a bit less responsibility, compared to a stand alone house. Typically the home owners association maintains all common areas, parking lots, and takes care of snow removal.

I have had nohing but good experiences with my townhouse!

I've lived in 3 and liked them all. Two of them backed directly to the woods which was peaceful. I never had a "noise" problem, but parking was always a problem if I wanted guests over.

If you're the type of person who doesn't like to be bothered with neighbors, I wouldn't suggest it. With TH's, there is little privacy. :ohwell:

Did it, hated it. Of course it was my first and ONLY experience with a HOA. They were on my ass for everything.

It hase come to our attention that 3 fishing poles were stored on your front porch from Wednsday evening at 6:34PM until Thursday at 8:12AM. This is in violation of by-laws section 12-b-3a...........

It hase come to our attention that on the evening of 2/7/98 one of your guests parked in unit #50's spare parking spot from 7:08PM until 7:28PM. Although the numbers painted on the spots were covered in 8 inches of snow, it is your responsibility to ensure blah blah

Oh Yes I remember them days getting letters from the HOA, if you left trash cans out, or if the paint was chipping....I hated it to.

I owned a townhouse in Waldorf for 6 years, and I really liked it, just the neighborhood turned ghetto. It was easy to take care of the yard, the house was functional, rules are rules and as long as you know what those are like don’t leave your stuff outside and park in your assigned spots, you’ll be fine. :yay:

Townhouses are a great place to start out, and the best thing is having sidewalks to bike ride and walk your dog, or in my case, my dog AND cat.

Dear Mr. P,

It has been brought yo our attention that your dog was sighted deficating near the rear of your unit. As you know it is your responsibility to pick up dog waste immediatly. It is not good enough to wait 10 minutes until it freezes and use a golf club to whack it into the vacant lot out back.

:lol: My cat was an indoor cat, and I never had to put a leash on him, he would just walk along with me and Dock. :razz:

I looked into buying a townhouse when I lived in FL, I choose a single family home instead b/c of the fees w/townhomes. They had assesments fees of like $150 - $300 per month depending on the community. The high fees were due to lack of fund to pay for required maintance - termites destroyed the siding, the roads needed to be repaved, roof damage, etc.

I understand that this could also happen in a SFH but I would rather only get charged to fix the damages to my house only, rather then spliting the price to fix the whole neighborhood.
