so ive been thinking of starting a trailer park. does anyone know what the average rents are per pad. im trying to do a cost/benefit analysis to get us started. thanks,

I'm not 100% sure but I don't believe planning & zoning will allow any new "trailer parks".

It's a shame because in some places in the US trailer parks are a nice and affordable alternative. They don't all have to be a hot mess. And it is pretty sad we don't have a whole lot of affordable housing around here.

You'll be sorry because of this:my goal is to have a slightly higher end trailer park. i wanted a little park area for kids, a dog park/running area, a trail around the park for walks after work, and a central gezebo for gatherings/chilling on a day off. people rent the land, own their own trailer. these usually make for nicer trailers, longer rental terms, and more stable renters.
every day is a soap opera dealing with the tenants.
thanks for all the replies, i appreciate them all whether for or against, i just like to know why. i have not read anything from LUGM. i have been to planning and zoning. there is a $10k application fee, yea thats right. anyone wondering why no new ones are popping up? well and septic is required in undeveloped areas, city water and sewer in developed ones.

mechanicsville needs more affordable housing. the only apartments in the 400-500$mo price range and small dark and dingy. there is nothing in the 600-900 range. nothing. from there you go to peoples basements and renting full houses.
