Westmeath Condos behind hickory hills...

cant have it displayed? doesnt teh dish kinda have to be in plain view of the sky anyways? or some people actually setting it up inside their windows?

They said that you can not have it on the patio in the rules. I don't know if that was just a renter rule or condo rule. I'd contact the condo association or HOA...whichever it is.

There is an FCC reg that prohibits HOAs from preventing home owners from being able to point a dish in the direction of the satelite. Granted, if you're in a condo and your unit is on the opposite side of the building from the signal, there's not a whole lot you can do.

I actually said they can not have them on the patio at all (listed in my agreement--the condo rules handbook). I didn't say it had to be in a certain area or pointed a specific way. I was told no dishes at all.

hmm... i saw a few dishes on top of the building on the left side of the entrance... i guess those are not residents' dishes? i want to get my FTA receiver going!! :(

Again, I said that was in the packet I received. It said it was the Westmeath rules. Most people don't actually follow rules anyways. I rent, so I have to abide by them. I tried to argue my way to a dish (unsuccessful!) But they might be allow when you own. I would think so, but I know they are very picky on what they want on the patios. The plants even have guidelines. I'd just call HOA and ask for a copy of the handbook. Explain you want to make an offer. You have a lot of questions about rules and the source is really the best place for ya! I don't know much (if any) my rules differ from the owner rules when it comes to that stuff.

Hokie - don't take advice from the people that don't live in the community. Talk to the people that do live there and/or have friends and family in that community. Get some advice straight from the horses mouth vice the non-tenant/homeowner horses asses! I've noticed that so many people on here are quick to "dog" a community.
If I were considering a place in a community, I would call the community office and ask for the name, number and email address of the HOA President and speak to him/her directly regarding the HOA By-Laws.
With the market being down right now I'm assuming you'll be getting this unit for a fairly good deal. If your goal is to move into a larger home in 3-4 years then I'm sure you'll have a good chance renting the unit IF the market doesn't stabilize.

Dude, you need to run away from these people. This agent is supposedly an expert taking care of you and I had to tell you that the price in the tax record was the loan amount that the bank took it back for?

This agent supposedly knows the community and forum members had to tell you the building's been jacked up?

Wake-up! These realtors only serve themselves and the commissions they make. You're getting hosed! The more they get you to pay, the more they make.

There's so many foreclosures out there and so many more in the pipeline that if something is listed for 140k, I'd be offering the bank 120k at best. And if the agent didn't support it, I'd fire them on the spot until you get one that's really working for you.

I still would live in Hickory Hills, in fact I am looking at some homes over there this weekend...but this sounds awful

The FCC reg, if still in force, prohibit HOAs from banning sat dishes. There are more details to it but it may be an avenue for anyone who's being told by an HOA that they can't have a sat dish. Do some goggling or look around the FCC Website. There might be more specific info out there.

That's interesting. Maybe it's just a renter rule then. I think they are worried that people will put all their junk on the patio, so they start regulating stuff. :) Good to know though.

Keep in mind that the Westmeath Condos fall under two "HOAs". First, there's the Westmeath Condo Assn. This association is part of the overall Hickory Hills HOA which runs the pool, clubhouse, etc. The HOA documents can be found here...

finally found a statement about satellites on the website above!! stupid hickory hills they said they have no info on westmeath.. yet its sitting right on their website... which i did not even see before.. oops

"The Unit Owners must submit a plan to the Board of Directors for their approval prior to installing any satellite dish to the balcony."

So, if approved prior, they are allowed

but i am still very very sad they dont allow grills :( probably because they are concaved into the building rather than open where smoke wouldnt stain the ceiling. stupid.

Sure, I gave Hokie some tough arguments. I did it on purpose to make sure he knew he was doing the right thing. Rasberry on the other hand isn't living in the real world of real estate these days.

They don't care about the smoke. They're worried about you burning your neighbors chit down.

yeah, i understand the grill part... though i may sneak somethin in later on =X

one part i found quite disturbing about the HOA paperwork was about pets...

"Pets that make noise continuously and/or incessantly for a period of 10 minutes or intermittently for ½ hour or more to the disturbance of any person at any time of day or night."

wtf, how do i keep my dog from whining while i am gone?? both me and fiancee are really bothered by this.. to actually give a timeframe in which ANY animal can not make a noise or think we have THAT much control over animals.
