What's the rental market like in Calvert & St Mary's

After reading this, but I already somewhat knew, my rentals are way too cheap. 1000sq.ft & 1500sq.ft both in rural area, both 3bed 1bath, both less than $900/mo. But I've got great tenants in both that maintain the places. And both are paid for.

Hearing the troubles my MIL has with her rentals and tenants from heck... It seems having stable reliable problem-free tenants at below market rate is much much better than having bad tenants at market. And if the place is already paid for, doubly so.

That's what I have found through the years. One of the tenants I have now has been with me 4+ years - that means a lot.

Nothing wrong with that at all. In fact its laudable. Rather than holding out for a greedy maximum, (like oh so many do), you are allowing your tenets the ability to provide for themselves without the worry having to scrounge for rent over that of feeding themselves and all the other life expenses. Kudos.

You have access to tons of up to the minute real estate data (current and historical prices and rates on sales, rentals, etc.) via the MRIS (Metropolitan Regional Information Systems), Matrix and Keystone, as well as all the other insider information that propagates throughout the real estate industry, as part of, you, being a real estate agent. A shady fellow you are.

I'm asking questions about the area as I'm new here and learning the market. Also interested in investing in southern MD, and curious what residents' opinions are. I'm also looking to network and make contacts in the area, obviously.

Nothing I've asked is 'shady'. Not sure why you're following me around in these forums; caring about what an anonymous person online says or does, is a concept that I'll never understand.

There is nothing "greedy" about allowing market equilibrium prices to prevail. It's called free market capitalism; you should try it sometime. Why in the world would you think we landlords would be willing to leave money on the table? You think we do this to do favors for others?

Have you ever done anything with your life besides be a ward of the State?

Sure. Learning the market. Maybe you haven't joined SMAR yet. They have all the information you seek. Following you around? You give yourself way to much credit. I have more important things to do than to worry about you.

Nope. Pretty sure that it's called greed. TPD has shown true altruism towards others. Sure, he could be a greedy capitalist, and charge your "market equilibrium price", but he doesn't, and it serves him and his tenets well. That's pretty much on par with the meaning of life. Doing on to others as you would have them do unto you. He's definitely more righteous than you will ever be.

And I say this without even knowing the guy.

There's a house on the main strip of Solomon's Island for sale, sign said something about 4 rentals. Across the street and a little north (west?) of the Pier. I'd consider that a good area, if you don't mind summer chaos.

Well, there is no such thing as altruism but what you're characterizing as such the rest of us call, simply, "bad business decisions".
