We already know the smaller of the 2 won't perc - it's low and much of it is wet. The larger one is sloped, and the good perc was done on its high side. But, as was explained to us, the county now requires multiple good percs per lot, just in case, I guess. Had we built when we bought it in '02, we'd have been fine.

Once I get home from work, I'll be making some phone calls. I don't mind holding on to it if we'll have sewers there in a couple-three years.

Did I mention it's in a non-HOA neighborhood? That alone is gold!

Vince - some areas of St. Mary's are classified as "wet month Percs" because of the water table in those areas. For such properties the Health Dept will only test during the Wet months of Feb, Mar and Apr. You can not get a perc done in the summer for such property.

Fairy - I would check with the health dept about the number percs you need to have and not trust what your realtor is saying. If you had a good perc AND recorded a plat showing the perc sites it should still be good. The big thing here is the RECORDED PLAT.

Contact the Health Department. From their website at http://www.smchd.org/environmentalpercnewconst.htm it says

When does my perc expire?
Only after a plat of the sewage disposal area is approved, (or a perc preservation plat is approved), the perc test remains valid unless or until septic regulations change. The septic area approval may also be voided by changes in topography or use of the area.
