Don't forget to mention the association dues. I don't know what they are these days, but it covers maintainance such as yard and lights and snow removal, but don't be surprised if they are slow on the updraw when it comes to snow removal. Lots of complaints from there about it. SIL used to live there. I think she still has a condo there she rents out. Anyone know what the Asso. dues are now?

They vary by neighborhood. I think the master assoc dues, if the neighborhood has joined, are $72 annually.

I don't know, but that sounds low. That's not going to cover all the maintainance there. My SIL has a condo, and if I remember right, she has to pay 1000 a year broken down in quarter payments of 250 a quarter. I know she hated it. It may be more now because this was 10 years or so ago when she bought her condo.

Each of the condos and each neighborhood (Redwood, White Pine, etc) charge their own HOA fee. They all vary. One in particular is about $550 annually. It covers trash, grass, road maintenance, snow removal and such. Then you have the Master Association that takes care of grass on the common areas, the pool, the club house, ball fields, etc. It's about $72 per year. The neighborhoods past the pool are part of the Master Assoc, they had no choice. The older neighborhoods must vote to join and most are balking. The condos probably are in the 1k range. They have to sock away for roof replacements and such.
