It also sounds as if the county may have plans to go into those neighborhoods and help with the clean up. If that is the case, it might not be a bad idea to get in now and cope until it does get better. They have been doing extensive work over in the Lexwood area (back in that neighborhood).

I would think a committee would have some purpose? Right? :shrug: Do you know the goals of the committee?

BTW, I believe they had a meeting today, so there might be another article coming up about what they intend to do.

The sad part, Longview Beach could potentially be a gold mine, IMO, if they could JUST get in there and clean it up. It could very well take the "creep" factor out of the place and be a good place for the community to establish "affordable housing." Those abandoned homes have to be condemned. I don't know what the counties rules are on a house that is condemned, but in some states, they give you 2-5 years to get it up to compliance or it has to be knocked down. They should consider something like that in this county. There was one house, in Longview Beach, that had a tree growing straight up the middle.

I agree with that. I'm not a huge fan of modulars because they're typically cheaply built, but one of my friends lives in a gorgeous modular - you'd think it was a stick-built, because they really did a nice job on it.
Actually, most modulars are built better than stick-built houses as they are over-designed to withstand the beating they take on the road as they're being delivered. If I could have found one that would build the type of house I wanted in this area, I would have gone that way.

If they get $155k for that prefab then I am not so worried about the value of my modest house in Hollywood made of real materials on real foundation.
I sold one like that on a rented lot for $45k last year- I was told if I had put in new carpet etc, I could have sold it for $60k.
We bought this real house on an acre for a little under $300k [we love you Amy Joe Young of O'Brien] and I am happy to see this.
We are going to sit tight. I bet that in five years, this adjustment of values will be just a "remember when" story.

I think I'd live in San Souci first. I looked at those mods when they were first brought in in 88-89 and I think they were 30-40K, new. They had all sorts of plans for that place, club house, pool, looks like none of it ever came to be. Some of the older mods there are being gutted and redone.

I got one that had been a HUD repo. Somebody bought it, re-did the interior (new carpet, paint, etc.) and replaced all the appliances, $90k. Current appraisal is $170K.
They were going for as high as $190k. So did I lose $20k, make $80k or break even because I need a place to live and for $600 a month (my mortage payment) I couldn't rent a dog house.

Why is a modular not a "real" house? Mine has wooden floor joists, sheetrock on the walls over wood studs. Never understood why being constructed inside under controlled conditions by sober people in a factory was detrimental. Are square corners a bad thing?

I live in Essex South and my end of the neighborhood is nice and clean and all of my neighbors and I know each other because we have all lived here for years! There is nothing wrong with my neighborhood! I have a beautiful home, and I know it wasn't thrown together with a lick and a promise like these newer homes are! I resent anyone saying my neighborhood is nasty just because of a few bad apples! :mad:

Depending on the builder/manufacturer, most modular homes are the same as your regular stick built house. Walls are 2x4 construction/18in on center, floor joists are probably 2x12 and roof joists are 2x10 or 2x12 which are probably a little better than some of the pre-made 2x4 trusses in today's regular stick built homes.

Don't take that to personally Mouse. Essex South is unfortunately located in da hood so people make assumptions. :huggy:
