Buying a townhouse in Lexington Park

did you call the police department and ask about crime stats for that neighborhood?

You're new to the area - half the people here are not. They are aware of the higher problem areas vs the better places to live. Just because they don't actually live there doesn't mean you can't thake their insights as how it actually is. I don't live in Compton - but I know I sure as hell woudn't recommend anyone to live there.

Nope, that's a pretty good idea though. I'm thinking about talking to some of the people who are currently living in those townhomes.

I guess my comment was because I went to High School in Baltimore and College in P.G. County. Everyone always was so quick to say how bad it is, even though it really isn't....

Thanks for the replies all. Maybe I should clear things up a bit....

I currently live in the Park Villas apt's, right behind McKays. I have been here a couple months, and have yet to see anything that bad.

However, everyone I talk to always seems to be super quick to say how bad the "ghetto" is, and how bad this area is. I am a bit confused....this does not seem all too bad to me. This is why I wanted to get some insight on these particular town homes.

I don't know where you're from so I guess it's tough to determine what you consider ghetto and what you don't. Is it like South Central? No, it's not. Is it the run down part of town where most of the crime occurs? Yes. So if you're OK buying in an area where you'll likely have something damaged/stolen at some point, can't have a nice car or anything nice in your townhouse (cuz it may be stolen eventually), won't be able to sell it off for much, and you're fine with nobody else really caring much about the community then by all means, go for it. You probably won't get murdered or raped if that's your concern because the area isn't that bad. You probably won't even get mugged.

My suggestions: 1st, drive around the neighborhood during the day and at night to check it out. Maybe even take a nice long stroll through there at night just to make sure you feel comfortable with it and don't see anything out of whack. 2nd, check the crime listings for the area. I know there's some website. Can someone provide the link? 3rd, if you're ok with that and are willing to ignore a slew of negative comments then by all means, go ahead and buy it. It's not like owning property is an investment that you can't get yourself out of in a heartbeat.

I am so very blessed
Dude, stfu. I'm not talking about the comments regarding how bad the area is. I appreciate those comments. I'm talking about the people saying things like "enjoy the ghetto" and "just look there." I'm trying to get insight like what BadGirl gave - someone who has actually lived there, not just driven through it and gotten scared.
See, I was being helpful! :diva:

Take that, all you other losers. :bonk:

I live in the old Westbury and i can't wait to move on April 1st. I only found a few(2) nice people in this area. There have been several fights right by my townhouse. The fights consists of about 10-15 people. Some teenagers and some adults. There are bad areas every where. I lived here for 2 1/2 years and it is getting worse. I didn't know any better when i moved here. I had 2 weeks to move here.

other than the POS that are in the fights... oh that live next to me!!!
it has not been that bad  they have been the major down fall with the whole side we are at. When you have that many people living up in one place that does not work.. there is gonna be trouble... I wish they will just go away or DIE!!!!

You will find bad in every neighborhood.... heck my friend lives in Hickory Hills and her neighbor was stabbed, oh and the pizza guy was robbed at gun point... so that that area has its fair share of issues.

I live there....

Hello all,

I am new to the area, and I am looking at a townhouse to buy while I am here. The house I am looking at is off of Manon Way, by Cadillac Jacks. I was wondering if anyone could give me some insight as to how bad the neighborhood/area is.

Any and all info would be GREATLY appreciated.

THANKS! :buddies:

I bought a townhouse in old westbury 2 years ago. I bought the newer ones that looked great on the inside. I did NOT do my research and check the neighborhood before buying and regret it everyday.

The kids in the area are SO RUDE and leave trash and walk all thru your front yard. I have on several occasions found kids breaking into cars or breaking window's in cars. The kids leave trash all over the road and break bottles in the roads. The cars drive thru with very loud music at all times of the night. Spring is coming which means you will be having the kids riding dirt bikes and 4 wheelers all over the roads. The Kids do not like to get out of the middle of the road when it is nice out they just stand there and look at you like you are stupid.

I know that most of this stuff can be found in any neighborhood you move to but in my experience these kids and parents are out of control. Of course the decision is totally yours but I woulds say DONT BUY.

Im moving there.

We moved here (townhouse 235 & Hermanville) a few years ago and are looking to leave. It was really nice when we moved here. Alot of young families. It has really gone down hill since we moved in. A few drug busts. I woke up one morning to officers dressed in black with shot guns and masks on about to raid a townhouse.

There was a person on sex offender registry but that person has moved.

Alot of people that owned are now renting their townhouses so there is a constant flow of new people. I'm disappointed with how fast this place has changed. The people drive way to fast for the increasing amount of kids playing outside.

On the positive side, most people take really good care of their homes and yards. The development is well maintained.

I was told there was HOA fees but i forgot what he said it covered. Do you know what it covers? Good thing about renting is when my lease is up in a year i can move.

Sorry to hear it has gone down hill. I always thought it was a cute little cluster of townhomes.

I lived in West Bury on Manon Way from 01-04. I was paying 750.00 a month renting for 3 years that was a great deal. The town home was in good shape. I was in a middle unit so of course you can hear neighbors through the walls at times. A lot of people kept there yards up and no trash lingering on the streets. It was nice and quiet for a while until about 1 year later this black family moved in with loud music and chaos from time to time all hours of the night, they lasted about a year and where gone. Not trying to make this racist because I am blk myself and I want the ones that don't do right that read this understand why we get profiled. But any way, I left my car unlocked two times and I kept scratch off tickets in my visor, the first time they took all of them about 20 bucks worth. The second time they took 1/2 of them of about 30 bucks worth, I thought that was nice of them to do that, ha ha. I have know idea who it was. I am willing to bet they checked often to see if my car was locked. Know one bothered us at all, all the yards are fenced in which is good. Convience was McKay’s across the street. Cadillac Jacks was not a bother to the neighborhood at all. Crime is everywhere, so that is something you will never avoid. Parking was an issue; I had this silly neighbor, nice old lady but funny acting at times. She had end unit and would not park her car on the end of the fence or side of her unit.. She parked one space away from the end of her fence claiming from her car to the end was her spaces even though she hardly had visitors. OK I talked enough.

I would never do a townhome again, no neighbor attached to your walls is so much better, and plenty of parking for family or friend gatherings.

The HOA fees cover maintaince of the common grounds. Mowing, leaf blowing & mulch. They attempt to plow the snow in the winter but not the parking spots just the main driving area. That's about it. A renter or owner is responsible for their own yard and home.

Alot of the homes in the front are starting to look run down. One house has a piece of siding hanging off. The HOA hasn't done anything about it. I've spoken with the president of HOA about the speed of the driving in here but I haven't seen any notices or anything done about it. Alot of kids come from another neighborhood and gather in the streets playing basketball or just riding their bikes.

Oh and depending on where your home is parking can be an issue. Devin Circle has plenty of parking but in the back is tight.

Thanks so much for all of the advice, everyone! I am still looking at it, but exploring other options.

Does anyone know anything about Military Lane, off of Chancellors Run?

Thanks!

I have lived on Forest Run Dr since 1988 and have never had any series issues. I am on the road a lot and my wife was never uncomfortable by herself with the kids when growing up. My kids were raised there and now both in the military. I have just moved recently since I have an 86 year old Mother-in-Law move in and she cannot do the stairs and currently renting it out due to the bubble bursting. Otherwise I would still be there.....People talk bad about the Park. And there are bad parts I agree with. But on that street a lot of the neighbors have made improvments and it shows.

The Park has had major changes since 1988. I wouldn't feel safe living in Lexington Park and I certainly wouldn't want to have my children grown up there now.

There are so many other neighborhoods that are safer and don't have the congestion of Lexington Park. Why live there except for the convenience?
