Housing Prices - Changes From Last Year

I just looked at my builder's website.

$208K for a 1311 sqft home :confused: :shocking:

they were starting at around $165K at the beginning of the year!

supposedly the homes are still selling like hotcakes.

I have to say I definitely miss home (which is Maryland) but I don't miss the prices of houses. We thought about moving back (I get a little homesick everyonce in a while) but every time I look at the online listings I start to feel much better. :clap:

St. Augustine is nice.

looking at moving to Wellington, FL area. Much better prices for houses and they are single story, CMU block (core-filled) homes too! much much more sturdier.

try $378K for 2510 sq. feet. :really:

at these prices, it really is tempting to just go ahead, pull up the stakes and head out to the mid-west. :ohwell:

i could have bought a rutlege that would have been ready in may for $245k. tiny lot, and very few options in the house.

instead i am buying a compton built by qbhi. its in a nice newer section of white sands on over an acre. the house house tons of options including fireplace, full basement, hardwood floors, ceramic floors in master bath, and 9 foot ceilings. the compton is also about 200-300 square feet bigger than the rutlege.


overall i was not impressed at all with liberty.

Hey Super!

I live in St. Augustine. I love it here. Especially downtown St. Augustine. My hubby works for the one and only Gov't Contractor in St. Augustine (at least the only one I know about.) We ended up building in Palm Coast. It's 30 mins to St. Augustine and 30 mins to Daytona.

overall i was not impressed at all with liberty.

qbhi i heard is a good builder, but when i looked at meadowlakes back in early 2002, the builder thought i was someone else and gave me and my realtor an attitude. by the time he realised that he had made a mistake, it was too late and was ready to drive off.

liberty is a pain to deal with, but i really dont have any real problems now with the house. but let me tell you, i had to fight tooth and nail every step of the way and it didn't hurt that i had access to all the regulations and regulators!

the good thing about hickory hills is the close proximity to everything, the base, and the neighbors are also great. my wife wasn't ready to get that acre of land as yet and be separated from the neighbors by a distance.

btw, when is the house going to be finished?

the house should be finished by mid to late may. i go to close on it may 29th. we didnt want to be seperated from other houses too much either. this house worked out well because most of the property is BEHIND the house. the lot is sort of pie shaped with the house up at the skinny end.

i liked hickory hills myself, but the bigger house, more options, and bigger lot is what made me pick qbhi.

i wouldnt have bought one of the houses in the meadows lake community. something about it just struck me as odd.

by the way,

i am buying this one for $244k and a house across the street from it just sold for $265k. that house was only a 3 bedroom 2.5 bath with 2 car garage on about a half acre. also, it was only about 1800 sq. ft.

im hoping mine will be worth around $280-300k by the time i move in.

Our home is built by Ridge Valley

It is actually the best built home new home (we've had 4 total over the years) that we've settled on.

It is my understanding that Ridge Valley is building a small development very close to Patuxent HS (not in Drum Point or CRE) and that the starting price is around $300K with prices mostly closer to $400K

I heard that he had about 20 lots and sold 1/2 of them in about 3 weeks once he listed them...

Just got off the phone with the mortgage company to set up a time and date to close on the house. Thank goodness construction is finally done. I didn't think this house would ever get built.

Anyway....even though the prices of houses/real estate has drastically gone up, I still think it's a great time to buy or build. We got an awesome rate. and the house appraised almost 40k then what we were going to finance! :cheers:

I bought my house back last June for under $200K. It is on 1.35 acres, 4 bedrooms, 2.5 baths, about 2100 sq feet with a garage in Hollywood. Wonder what it is worth now? Ohh Jackie !!!

It is not purely the base's fault. More like we are prime for DC. Notice how closer you get to DC, more the houses cost? A LOT of people commute from here to there, cause you can get paid triple of what you can get here..

btw, when is the house going to be finished?

Liberty stinks.. You may not have problems now, but I really hope you dont have any in the future.. If You moved in 2002, your house is still new..

We are building with QBH, and their quality is what made us by, not the realtor just sitting in the house (although he has always been nice to us)..
