I need help..quick

My house is under contract..and I am so upset about it. Anyway I am preparing to quickly put in a back up offer (hoping perhaps they dont know everything wrong with it and back out :fingerscrossed:) which brings me to this...


ANyone know of a local person who could give me an estimate on foundation repair? I googled..but all I see is baltimore..and I need to move quick..anything local??

I advise not moving quick with regard to anything as important as buying a home.

Foundation repair can be simple, or it can be so costly it will make you lightheaded. No company can give you an estimate until they actually see the damage and know what they're working with.

Sorry I can't help with the name of a company, but maybe someone else can.

Yes and from the brief bit of research I have done..this may be more complicated than a patch. But I need an expert to go look at it and let me know. I can roll this repair into my loan..my hope is that whoever has the contract..doesnt know about the crack yet. I am aware..and can make allowances for it..they may not have done that..

No advice other than to repeat Vrai's. Don't be in a rush on a home that has problems and don't be emotionally attached. It can take a while to actually find the right home at the right price.

My sis-in-law in another state had a cracked foundation - when discovered it could have had her home condemed. After several months, and a lot (and I do mean a lot) of money, the crack was repaired. Thing is, I saw the after repair and it wasn't even what I would have considered that big of a deal.

Ouch! Structural problems are very difficult to figure out unless you have a lot of experience. I hope you have a contingency in place to address this.
I would call ABM Construction 301-481-1944 ask for Alfie. They are working on a cracked wall for me also.

Well thats why I want to figure out how much of a pita its gonna be before i put in an offer..because I alread know about it I can adjust my price accordingly..my hope is that the other couple/person whathaveyou..sdoesnt know it exists yet (its under the porch..we "looked" for it) and will drop out when their inspection finds it...

There are so many good deals out there? why would u even want to mess with a house with a messed up foundation?

Because there aren't any "good deals" in my price range..if we wanted to go 100k higher..then hell yeah..there are tons..where I am looking..this is a freaking palace..cracked foundation and all. I can have the repairs added into my loan..in fact it is specifically a renovation loan...but i needed to be faster than the others..and apparently I wasnt

can i ask how much your price range was? and did they test for mold?

yeah..wait for it....200 or under.SO and I can qualify for more..but to keep our payment resaonable..thats where we have choosen to look..I didnt want to take on a huge payment..and my quality of life suffer..because I see no benefit in that..the downside is..we are quite limited in our choices. I happen to love the hell out of this particular house..I wish I had never seen it :(

parents....

My parents went to purchase a home in NC...found a foundation crack as well, and Mom was in love with the house. Said crack was going to cost about $80K to fix. Mom fell out of love with the house very quickly.

Wait till you put your first nail hole in and realize you OWN it and the wall too! No landlord anymore - it's a great feeling.
Just do your homework on the foundation first.

I bought a brand new house with a two car garage for $170k last April :shrug:

We did the same thing. Bought a run down house that had a lot of charm and potential. Ten Years later, still fixing it, but it was worth it.
