If you are not in a contract, then no of course not. But that means you don't sign anything with an agent and thereby they aren't really going to work for you. Which means you are low man on the totem pole, because in case you do sign with someone else and then they find you a house they won't get the commision (a paycheck) it will go to the person you have signed with.

If you have more than one agent showing you houses, you run the risk that they will both try to claim commission on the same house.

If one agent shows you a house and another one pulls it up on the computer and shows you the print out and offers to show you the house, the one with the print out might claim (true or not) they gave you the listing and you went off and got someone else to do the showing. Both agents put in work, so both agents will want a cut if you buy that house. You may end up with a lawsuit.

Makes sense, but no one has asked me to sign a contract yet.:shrug: I tell them we are looking for a GOOD buyer's agent and the basics of what we are looking for in that person and they all just say I'll look some stuff up and fax it to you. Only one asked me to come in and talk with her.

Even if you don't sign a buyer's agent contract, the proper protocol is to stick with one agent. The reason? They don't get paid for the hours they spend pulling up listings, taking you out looking, etc. until you go to settlement on your house. So, they're taking you out in good faith that you will stick with them until you buy something.

There's really no good reason to have multiple agents, because they all have access to the same multiple listing service (MLS) and can pull up the same properties to show you.

So be a sweetie, and think of all the time they'll be spending with you...would it be fair to expect them to do it for free? Would YOU do it for free?

I spoke with one agent and didn't like her much. No contract, she sent me a few print outs and a map. I got a different one and sent her an email. She probably didn't like it but it was better in my mind than just letting her spin her wheels while I used someone different.
