While it hasn't always been a smooth road, owning rental properties has helped my retirement plans. Home values have taken off in the past few years. Rents are starting to reach the obscene level. I know I would not pay what I get for my properties. I'm glad I rode out the housing blood bath of 2008. Bonus was none of my tenants opted not to pay rent during the pandemic.

I bought mine in 2008 and have since refinanced. I am seeing rents for 1 bedroom apartments for more that my mortgage!

See? There are *always* ways to hedge against a downturn. Home prices will moderate a bit in the face of increasing rates, but as they say, "they ain't making no more land...", so there is a probably a floor of sorts.

Most of my necessary driving is just a few miles back and forth to the store. Thinking of getting an e-bike for that.

I’ve got a delivery of diesel fuel coming to the farm this week - 650+ gallons. Not looking forward to that bill.

I'll bet not. I got my weekly 5 gallons of road diesel today at $4.99 per gallon.

Marine Sta-bil.
The Marine formula has a little more protection, especially for corn liquor gas, but I only use non-ethanol fuel in my small engines and outboards. The original does what I need it to do.

Still haven't checked my oil tank, don't have a wrench big enough to get the cap off to stick the tank. Didn't use much last year, so should have plenty. Just nice to know going into the season.

I've got a fairly big Crescent adjustable wrench and a good sized pipe wrench, if you want me to swing by and help you get the cap off.

I may take you up on that. It's (I think) a three inch cap, a pipe wrench is what's needed.

I'll let you know.... Thanx.

I'm noticing inflation in groceries, and I don't even buy bougie stuff. A few short months ago I was spending maybe $50/week on groceries - now the same stuff is $70-80.

Same here and I actually forego buying some of the more expensive things that I used to splurge on from time to time. The store brand coffee creamer that I used to buy is no longer available. The Carnation equivalent used to be around $4 and now it's $5.29. I was looking for something in the pantry and found 2 that I squirreled away when it became hit or miss.

I like the Eckridge smoked sausage that Dollar General carries.. The price used to be $3.35 yesterday I picked some up for $4.50 and they claimed they were on sale.
Thank you FJB . I am on a fixed income and my cushion is disappearing fast, I have already cut way back on my driving am not looking forward to the fuel oil bill this winter.
