Why do I care? Reading other posts this morning where people are putting their hearts out to people who can't afford to live here because there are no affordable homes. People like our childrens teachers. I stumbled across this house when I was looking up some statistics for homes in Calvert County and it caught my eye.

I know an EMT, I know he isn't paid. His paid job is as a dispatcher. Most EMT's have full time jobs.

Its only a Rip off if your a first time home buyer in todays market. My wife and I sold our town house and made a Killing off it. took that and made a large down payment on a bigger home. We couldnt have bought the house we are in now, if we didnt already own the town home.

I feel sorry for the first time buyers in the area, but thats the nature of the beast.

Its also not the house that has gone up in price. (Unless a lot of home improvement was put into it.) Its the price of the land underneath that house.
The land is more expensive than most houses today

Purchased 8/30/1994 for $58,125
Owner dies, home is paid off already and left to daughter for $0. Daughter lives out of state and wants to sell home. It is put on the market for $175,000

So is this a rip off, another case of real estate prices being pushed out of proportion, or is it fair? I talked with one guy and he said that you should get as much as you can get away with when selling property. It would be stupid to under sell yourself.

Personally I think the entire housing market is way overpriced. That being said, I agree with your guy in point, that you should get at least what the market says a house should sell for in that area.

Any perspective buyers may want to have the house appraised before closing if they are really interested. The fact that the daughter lives out-of-state may indicate that she may have arrived at that price based on what she perceived was a decent price.

So true.........Hubby and I kept his house in Upper Marlboro that he bought in the early 1990's for $100,000, and he moved into mine. The 1940's house was recently appraised at $260,000. Developers are slowly creeping into the area and building $500,000 plus style homes. Will we sell to a developer at a great price vs. the price we paid for it? You bet! That is our extra retirement money.

:yeahthat: I'm currently selling my folks home in Pa and I'm in no hurry to do it either. I want max dollars for what my parents worked all their lives for and I'd expect my daughter to do the same when she inherits my home.

Welcome to southern Maryland! The price is about right for a house like that.

Well, sometimes you can have the best of both worlds if you are willing to commute, I love southern maryland, the people, being near the water, etc... but don't like the southern maryland salary so I work in DC. You have to give a little to get a little. For me its commuting that bridges the gap, even if its 4-5 hours a day doing so. Its the only way. There ARE ways around the cost of houses and rent. Hope that helps some. BTW, I'm in the same boat as you, looking for a cheap house too. Quite honestly, I'd consider that house for 175,000.00 as it would be perfect for me and my three babies, but I'd prefer to have Central Air and a tad more land. :shrug: Being single, I think my best bet when I buy a house would be to buy a condo, but I just can't grasp the idea of evermoving back into a box again, like when I was in an apartment for years.... might as well just suck the life and blood out of me now. So, there ya' have it. Try commuting a little more further out to where the jobs pay better :shrug:

It is true, I wrote a research paper on the Bankruptcy Reform Act. for business law and all my research sources all cited medical expenses at the leading cause.

Why wouldn't you believe it? Let's say you have a family of 5 and only the father works. He makes a good living, but is injured and needs an operation and rehab and has no LTD. Medical bills pile up and the family is finding it harder and harder to keep up with bills. It happens every day.

Wife needs to get off her azz and get a job then..

seriously, medical bills usually aren't considered as part of your credit-worthiness, and a hospital/ doctor will usually take monthly payments for whatever it is you can afford. The hospital does not expect anyone to come up with 25K the night they get discharged. If all you can afford is $75 every two weeks, they will probably take it, and show up on your credit report as being paid as agreed.

Not saying what you metnioned does not happen, I just didn't think it would be the top reason for bankruptcy.

And of course in your scenario you take it for granted they have no savings or other source to survive on while the dad recovers, so the original problem could have been them living from paycheck to paycheck with nothing in reserve.
