Need Septic Tank Cleaned........

C & C just did ours 2 weeks ago. We dug the dirt off the night before. They showed up at 8:30 AM, and by 8:50 they had pumped it and were GONE!

How do you know where your tank is? Also, whats a fair price for this?


In a dry year, a rectangular patch of brown grass is a great indicator. Otherwise, I don't know how to find it - original plat of the building site?

We took a pic of where it was when we had it cleaned 10 years ago, so we knew right where to go.

The woman at C&C says the recommendation is to clean it every 3-5 years - never had heard that before!!! I was always told that as long as you weren't crazy with using bleach, a tank never needed cleaning. Only reason we did it now is that oldest boy is coming for a week's visit with wife and three grandbabies in tow - sure didn't want it causing a problem while they are here!

We paid $260, plus gave the two guys each a $10 tip. Don't know if that's "fair", but I assume it's the going rate.

Wayne's Drains charges $240 which includes the first foot of digging, if they have to dig further, it's an additional $10 per foot, per hole.

We've used them since we bought the house. The first time we figured it needed pumped, they came out and we had them add rings and a cover so that they wouldn't have to dig in the future. If I remember correctly, it took either 2 or 3 rings and the lid, and ran around $100. This was back around 2000.

Yeah, Wayne gave me an estimate this past April, for 4 rings, I believe it around $500.

So do you know how far down to dig before you reach it?

Cotton Septic -- They Know Their SH_T

410-257-7606. They did more than clean the septic. They educated me about how a septic tank works and pointed out specific things that were good about the construction of ours, etc....... I'd trust them.

Ours was about 1 1/2 feet down, that's probably typical. Did you find a brown rectangle on your lawn?
Well my bf keeps our lawn very green. Our grass is so thick and green its like standing on some high dollar carpet. He said its usally about 12 ft from the house. He also heard that some companies have a scanner or something to find it. Ever hear of that?

You can follow your drain pipe out of the house (ours exits through the utility room on the lower floor of a split level). Maybe ask a neighbor who has a similar layout (probably the same relative area) where their's is. Like someone else said, around 12 feet or so. Poke around into the soil (go around a foot and a half) with a metal rod to fine tune the location. The metal rod will hit metal, vs. dirt.

You can save your grass by digging it out flat (a little thicker than sod, keep it moist until the job is done), save it somewhere, then dig out the rest until you clear the septic opening area. This may save you on cost, too (for them not having to do it) if you negotiate it in advance.

Ours cost around $300 a few years ago. It's probably time for us to do this again.

Don't bother with Cotton Septic


Called Cotton Septic a week ago and setup for today 8/2/2010 between 9 and 11 AM. I took the day off from work and waiting for them. I got a call from Sam Cotton at 10:00 AM temm me they didn't finish a drain job Friday and there for they will not come to clean my tank today. So, why did they not call me Friday to reschedule and not waste my day Off for nothing.
I recommend you call someone else for sure as I did. Unless you have time to waste. Tey are unproffesionals from the get go. Stay away...
