Years ago, early 90s. Rented a place managed by Horton. Over the course of the year, I had paid I think $1200 or so in cash in the office, 7-8 transactions was handed receipts. End of the year, wrapping up lease. He tells me that there's $1200 unpaid due. Shows me the ledger, every single cash payment wasn't on there. Told him bull, I had paid those amounts on those dates as cash. Threatened me with calling my CO, and the law. Said I better have the money in 3 days. Told him to go ahead and make the calls, I had the receipts to prove it. Which I didn't, I think I only had 3-4 of the 7-8.
Funny, he never got in touch, and I never heard a word about it from the law or the command. Still on my list, that man.
Having considered (and looked into) the rental property fiasco in the St Mary's area, I agree that I heard bad stories about Horton and I can attest that most realtors offering such service is nothing more than a rent collection only. I never did find any decent property management company or service in this area that done true "property management". There are no guarantees of rental, there is little oversight of the property. You would be better off managing it yourself or find someone that is close to you (family or close friend) that will take an interest. Remember, talk is cheap.
Funny, I was getting ready to suggest Chris Horton. I've never rented any of his properties but I've had business dealings with him. He's always been professional and really sweet. I've heard great things about him from some of the property owners. :shrug:
Being sweet means nothing when it comes to property managment. I've never had any personal dealings with the company, just heard stories that kept me far away when I was considering property management.
Let me elborate a little more. Property management isn't just about collecting rent and pounding the monthly fees on the owner. It is taking a huge interest in the renter's background and risk, the property condition and maintenance, the determination to get it rented with a proper renter that is not section 8 material (unless that is what the owner agrees to).
