Safer areas in Lexington Park/Great Mills

I'm looking to rent in the Lexington Park area. It seems like neighboring areas can be drastically different, safety-wise. I'm looking at some houses and townhouses.

I looked at a townhouse in Callaway across from Food Lion, which I assumed was a nicer area than downtown Park, but it didn't seem like a great hood. Also looked at a place in St. George's Hundred off Chancellor's, and I've heard bad things about Chancellor's and Great Mills Rd, but this seemed OK. Also looked at a house off St Andrew's Church near where it meets Fairgrounds Rd.

I really don't want to move somewhere based off what I can see as a visitor, so I'm hoping you all can give me tips. I currently live in Country Lakes, and I've never felt unsafe there. I don't want to live somewhere unsafe or really loud and trashy. based on appearances, St. George's Hundred didn't seem trashy but Callaway did, which surprised me.

Thoughts?

I have two houses in Lexington Park and both are in great neighborhoods. Cedar Cove is nice, and anything south of the base is a good location/nice. Willows Road has both houses and apartments for rent and it's in a nice, quiet area of Lexington Park. You can also try Bay Ridge on Rt 5. I've heard so-so things about Hickory Hills off Chancellors. Overall I think the Hunting Quarter neighborhood is good and it sounds like that's the neighborhood you looked at across from Food Lion. The first townhouses that you come to are a little older, but I don't think the area is too bad.

Used to live way back off of South Essex pretty nice and quiet back in there and the homes were nice and maintained well.

Yes, the older townhomes in Hunting Quarter are what I was looking at. I'm asking about neighborhoods because I do tend to base the book by its cover and saw "old" and thought scary, versus the last apartment I was in in Salisbury was beautiful but AWFUL!

I have lived in a few different areas of Lexington Park, Cedar Cove, off Willows and currently back in South Essex. Out of all the places we have lived the current area has seemed to give me the least amount of problems. Cedar Cove was nice but was starting to have issues when we left. My truck was broken into twice, as well as numerous neighbors. Would also see some shady vehicles/people at all hours of the day, reported a few to the Sheriffs department with little to no action. We left because went was to damn ridiculous.

Off willows was also not bad, neighbors had the problems with vehicle break ins. For the most part not any bad issues. Current location has been awesome, neighbors are nice and keep an eye out for everyone. My only complaint is the hoodlums that will cut through our neighborhood from the townhouses behind the park by Lexington Park elementary. However they seem to not want to cause trouble, and I have talked to a few on occasion.

Every area will its issues, Mechanicsville has seemed to have an influx of problems lately. Never had any problems when I lived at my mothers house about 5 years ago.

We did a lot of research with crime reports when we were looking for houses. We did a search and went back 6 months. South Essex had about 10 incidents, mostly domestic disputes. Cedar cove was at about 35, Wildewood was over 60, and the Ranch club was even higher. We are happy with our current location and have no regrets with buying a house so close to the "problem areas"

there are some further back in the newer section for rent also.

Awesome, do you happen to know if they are privately rented or managed by a real estate agency?

The one I know about for sure, is privately owned. I belive there is at least one other that is also privately owned, but I'm not positive.

If you drive past the first older section, the privately owned one is in the next set of townhouses on the right, the third one in. It is white (I think with blue shutters). The for rent sign is leaning against the townhouse. The guy that owns it is named Matt.

As a law enforcement officer within the county, I would have to say the best places to live would be Abberly Crest, Spyglass, then the Greens. Abberly Crest I think is the most expensive. Spyglass is good and the only crime really is people leaving purses/labtops in their vehicles overnight. As long as you secure everything you should be good. The Greens seems to have really gone down hill within the past five years. We get calls in there a lot where before we never used to. Again, I've never lived there but I do patrol that area.

Surprisingly, Queen Anne Apartments is good. Most people assume with the location its really bad but we hardly ever get calls in there, except for the occasional domestic, which happens in every neighborhood. I think the management does a good job of screening their tenants.

Hope this helps but again I have never lived in any of those complexes so I'm sure some people have a different opinion.

Spyglass was getting to the price of Abberly when we moved. Almost $1100 for a one bedroom. We liked Spyglass for the first year or so, then the rates kept going up, then with more fees and other charges. Then the ridiculous new rules began. My truck getting broken into the second time was ridiculous, over $3500 in damage to steal a $500 head unit. They did leave my RC car alone as well as the tools I had the back.

Stay away from Riverbay!

I live near cedar cove. Nice place to live but stay far far away from River Bay! It is right down the street but I see some shady characters walking down the road from there.

Is a good area.

The only trouble spot is the 6 brick units in the back, (3 and 3) that are section 8.

It really depends on who the landlord gets in there. There seem to be a at least one trouble family out of the lot when i used to live there.

But i minded my business and they did the same.

Used to live in the apartments behind the McKays on Great Mills Road and I thought it was decent. I lived there before the elementary school was built though, so it was a bit while ago.
