Write a certified letter to the property owner explaining the problem tree and they need to address it before it becomes a problem with your property or the neighbors.
Without proof that a letter and the tree falls and does damage on yours or other properties it will just be a " act of God " and your insurance and you pay for your property damage.

You have to officially make the property owner aware. If they choose to do nothing and the tree damages your property, they will be responsible for the costs.

Jesus H,,, did you read the post,,,,, the property is unbuildable. Would you trust a conversation with a property owner that lives somewhere else or that you don't know ?
And if you did know you are foolish to believe that if said tree fell and did damage to your property that he would pay.
Is there even property insurance on the unbuildable lot?
A simple certified letter is all that's needed to keep you and your insurance Co from paying for a neighbors lack of knowledge or carelessness..

Yeah, I read it and I didn't read a word where he was concerned about NOT being able to have a civil conversation with his NEIGHBOR. I sure didn't read "Better go the legal route from the get go and not even try to be...neighborly."

Sorry to say this BUT.... I have to agree with..... Larry :shocked:

Talk to the neighbor first. Worst thing they can do is tell you to buzz off. Then, you go the certified letter route. Otherwise, they might just help fix the problem in the hopes of keeping things neighborly.

There is no "physical" neighbor, Larry. It's all woods. I don't even know who owns the land.

Yes. Not healthy. But who knows. It could stand there for another 100 years or more. Just trying to be pro-active for the worst possible situation.

No, you're right to worry. It's gonna start coming down piecemeal. Just hate to see giants fall.
