Abberly has gone down hill just in the year we've been here. We chose this complex over the others because they offer the 3 bedroomk 2 baths and the office staff was very friendly. Now they are so big that they cannot keep up with what is going on and a lot of times you may not get the correct answer to things. I think if they wer to hire a few more people it would improve. I even think they should have another office in phase II with maybe 2 people working just to keep up with things and be able to maintain a relationship with tenants. Just my opinion.

Maintenance is still good and their response time is still good. We are glad construction is ending, that was a lot of our frustration. The traffic was horrible and the trucks blowing their horns and running outside the windows would wake my baby up. Any parent dealing w/a cranky baby would be frustrated with this. They always used the main entrance never the other entrance.

Abberly is very over priced but it is safe and for the most part clean. As long as the people with dogs clean up the crap. That is nasty and gross and I shouldn't have to clean it up since I don't have dogs. Yes, cable and internet is provided which is a plus. We also like the storage room and the size of the bedrooms and bathrooms. We also like the pool and the playground. Honestly, that is all I can say. We are so ready to move. We have kids and they have a bedtime of 9PM. We keep them as quiet as possible and the people without kids always manage to complain about how loud they are. They go to school during the day and we go out of town a lot on weekends. If you are renting any where that is populated with kids then don't complain if you hear them running or walking. Kids are kids. Also the paint sucks be prepared to touch it up a lot.

We are moving because we are buying a house. I will tell you the mortgage may be about $200 lower but after adding taxes and insurance it is more then what we are paying for rent. We were not in a position to buy last year.

Thanks for the heads up!

We are thinking about looking at another place because I have a German Shep/ Coillie mix and most places around do not want any % of German Shep. I appreciate the feedback.

I am assuming you're moving here to work on base. If you haven't done so already try checking with the relocation office. There are people who rent houses out and sometimes it may be better then renting an apartment. Especially, if you have a dog. Good luck!

They have gotten pretty large and unfortunately they have had some staff turnover, but some of it couldn't be prevented. So yeah...it seems like they're struggling to get everyone on the same page.

Construction workers used the back entrance all the time so I'm not sure what you're talking about. They always had construction vehicles over there and it was absolutely their "main entrance". There were even signs up that said "Construction traffic this way" and pointed to the back. If some construction workers ignored it, that isn't the complex's fault. They tried. I never heard the construction noise, but there is a building between me and the new phase so that probably kept me distant enough.

They are as overpriced as any of the other "nice" complexes out here. They offer slightly more room which is why their prices are slightly higher. To my knowledge, they're the only one who has the additional storage room, which is pretty nice to have. I could probably do without it, but I'd hafta get rid of alot of stuff and live with other things cluttered.

As for the dogs, again...they have signs up to clean up after your pets, have pet cleanup facilities, and threaten to fine residents who are caught not cleaning up. There is only so much you can do. This happens everywhere. Same thing with the kids...if you have kids, people will complain anywhere if they hear them. Just how it is. And noisy neighbors are the luck of the draw. Abberly seems to be better than most places I've experienced in the past.

Your new house will be more expensive than renting, but at least it's an asset. Abberly seemed to be pretty good on energy costs, so those might go higher in your new place as well (especially if the place is larger). It's stuff like that which is currently keeping me renting.

My point is...every apartment complex like Abberly Crest has minor issues here and there. Most of the stuff you seem to be upset about aren't even their fault or happen most everywhere. There's no way you'll find anything clearly better out here without buying.

I do agree with you that Abberly is one of the better complexes for amenities and space. I do realize there are issues everywhere. I also realize it's not up to the office to follow people around who have dogs. I wasn't blaming them for that. The office staff for the most part are very nice and eventually they do get it together.

As far as the construction you sound like that guy BRAD who works/used to work in the office. We live right next to phase II and were told before we moved in last year that it was going to be done in summer of last year. Knowing how the construction time works we figured by fall it shold have been done. Some construction traffic used the back entrance, however about half of the traffic did not. After the 3rd day in a row of trucks outside our window and waking my sleeping baby even after moving her to a different room I took pics of it and took pics of them leaving the main entrance. I know it is excessive but I was going on no sleep and felt absolutely horrible. They also used to go up and turn before they got to the main entrance to go back to the other entrance to leave, which made no sense to me. It made me so mad that I was called a liar even though I had proof and was just dismissed. Those office people do not live in my building and they were not woken up at 8AM on a Saturday many times. It's pretty much over now and I don't care anymore but at the time it was frustrating.

Anyway, we are just ready to move we are sick of being here and sick of renting. The water bill in our new house will be about $40 lower then what we pay now. I could never figure out why our water bill is as high as it is. We never paid this much and we moved from a house in a state that is comparable to MD. Regardless of all of this our time at Abberly has not been horrible and I would still recommend it to other people. I like the fact that it feels safe and for the most part people are friendly and still mind their own business. When you do move out though they give you a laundry list of stuff to clean or do. Some things on the list weren't done or here when we moved in so I'm not sure what to do there. (I didn't realize we were supposed to have a plastic thing under our washer and dryer) Also we just had our carpets cleaned and paid a lot of money to do so and now we have to have it done again because it has to be done a few days around the day you vacate. Oh well...

that sucks. i never saw them go that direction, but i live by the back entrance so i guess i just saw everything that was stacked up over there. i did hear the construction in the morning when i went outside, so i guess living next to it would be pretty noisy. :frown:

as for the water bill, they jacked that up a ton sometime last year but claimed it was the water company. It more than doubled what I was paying! Not that I'm paying a ton for water, but I think it's pretty unfair...I think I pay as much as 2 or 3 bedroom apartments for the sewage costs and other things like that, when I hardly use the water. Oh well. That's one of the things that ticked me off.

We have a 3 bedroom and our bill went from about $55-60 last year to now about $80. I'm glad it isn't just us because we started purposely doing things to conserve more water and I think it should have went down a little. I even asked my daughter if she was getting up in the middle of the night taking a second shower, LOL! I think as the Abberly management work things out it will improve. They pretty much added a whole another complex and I'm sure it will take time to hammer things out. It can be difficult for people that have lived here and notice little things changing like the customer service.

if you save old bills, compare the base costs (sewage, i think). they jacked it up quite a bit. I went from like 10-15, maybe 20, to around 40-50! I was gone for almost a whole month and it saved me maybe $5 on my bill. :banghead:

At Wildewood - just me, but payed in excess of $50 per month! and I am NOT a heavy water user! Was very surprised with the cost, but payment was sent to a subsidiary company of the owners. Another way to gouge renters!

Speaking of water, it's not really a big deal, but one thing that annoyed me is that you have to pay to use the water (and it's timed) at the car wash area in Abberly. Last fall when I moved here it was free. Oh well.

Can someone explain the way Abberly works cable? Non-tech friend just moved in, said it was $70, but no cable box given or allowed? Am I missing something?

Rent a room in a house

Buy a house if you plan on staying for 8+ years. Apartments around here are expensive. Mattering on your budget there are plenty of builders in the area who have good incentives and are willing to deal a little bit. Since you only have 3 months a short sale or foreclosure probably isn't a good idea.

Other than that, try to see if there are any rooms for rent in houses around the area. You can save a bundle by renting a room and if you want more privacy, a basement. And with renting a room in a house you could possibly even have an enclosed yard for the dog.

I saw that we had a few Abberly residents post in this thread, and so figured it might be a goop place to get information. Well aware of when it was dated from.

Don't live on or off of Great Mills Road, other than that Lexington Park is as good as any other place to live. Nice and Quiet on and off Hermanville Road!!!

No issues back in Essex South, quiet, nice neighbors and I got a pretty nice amount of land. Yes there are some very shady areas in LP, but the crime here is mostly petty ####, nothing like PG, Baltimore and SE DC.

I think they have some deal worked with Metrocast to provide cable/internet. I haven't seen my cable box but I plug into the wall and it works.
