Try coming up here sometimes. 2 bedroom condos built in the 80s going for 300K. Want a new condo? Some down street starting around 450k. Want a new townhome? Get your loan for about 600K. Want a new single family home? try 800k. Be happy with housing prices there, one of the bright points of somd!
:nono: OH I know you ain't biatchin' about the cost of living in NOVA! :really:

We are in Golden Beach.. Ive looked at Country lakes there are some affordable homes there but Im going to be a little more picky this time.. I need a bigger house and a 2 car garage no matter what this time. I would like to build. I think Im going to start doing serious hunting after xmas maybe find some property thats not gonna cost me an arm and a leg. just a couple toes.

LOL I have owned my home for 6 years now.. I paid 117K for it when it was a buyers market. I cannot complain at all really. My mortgage is like 900 a month which yes I pay with no problem what so ever. Hell when I got my house the seller paid all of closing and I got a Farmers Home loan cause mechanicsville is considered rural. I even got 500.00 for being a first time home buyer in St. Mary's county. My house will sell for 215 easily right now. We have been lookin for the past month for a house and I figure I can afford a 300-350k house with what I have to put down from my house. Sorry for the confusion here Im a second home buyer just looking in the county.. If I wanted to move more southern then Mechanicsville its not a problem to find a decent affordable house but mechanicsville and north or in calvert is outrageous for some of these homes now. And there is no way in hell I would ever go near waldorf ever again.

I just bought a very nice newer house in Mechanicsville for just under $300k. They're out there you just have to look for them.

not biatching, just saying how it is... And many of the workers here are government or contractors just like in somd, and they use the same gsa rates, so if people here can afford the homes it should be ok there.

Yeah there are some places that seem resonable.. I think St. Marys is about the only county like that.. Southern charles like the hughesville area is nuts.. Do you realize there isnt one single house I think under 350 that is not a shack hehe..

Wicomico shores is still reasonable but a little too far for me to travel working in shootland(Suitland)..

but don't you get child support help.... and you can claim your house and child as dependents.. I get the eff taxed out of me. Are you currently looking for a home or are you one of those that saw this coming and quickly got a house a few years ago and only pay 500.00 a month mortgage or something. What me and the other guy was saying was 1700.00 a month is just ridiculous... I'm sure you are not paying 1700.00 a month rent... are you  :frown:

Single Mom here too, see my post above, that income includes my child support (I said no to alimony). So how can $1700 be so bad for someone making $ upwards of 50K when some of us can do $1300 on so little? ANd yes, your taxes would be in much better shape if you owned instead of rented.

says who? Single mom here :howdy:
Single widowed mother here as well. My Mtg pymt is 2200 a month and I can assure you I do not make $80 grand a year. But owning and maintaining my home is the most essential part of my life besides my child. So I don't mind the sacrafice. It's all about how you view things. Everyone has their own opinion.

Not for me it isn't. :ohwell:

Again, you have two dependents where as I get taxed instead. I find it hard to believe that you pay 1500-1700 a month in mortgage  Its absolutely ridiculous if not terrifying for a single person like me at this point...short of winning a lottery, I don't know how I'll just pop up with an extra 30-40K (10% down) to buy a house  I can get first time buyers packages but even those without the money down -- I can't afford a house, a shack, a barn, or a box on a peice of land to live --- it will still be about 1500 to 1700 easily a month... that' s not including a truck payment, parking, fuel oil (last fill up was 850.00) - miscellaneous things like fuel pump... electricity, telephone... gas to and from work... it's just impossible right now and I'm doing all I can to not let it get the best of me. If you must know... my roommate is a real estate lady part time for Coldwell Banker and if there is anyone that wants me out and to get a place of my own it's her... she too got lucky and got a house while it was a buyers market - it's a long story. But as folks getting older they want to be alone and not have roommates. I on the other hand don't have that option - if this keeps up, I will always need a spouse or roommate. I've always prided myself on being soo independent all my life and then I feel like the rugs been pulled out from under me as a single girl.

So, what's going in the garage since you're a "Custom Car Nut?"

LOL I have a custome compact car(neon) thats pretty much a race car and a 66 Ford Falcon Futura that currently sitting at my parents house in their huge garage cause I just have no more room at my house. Im tired of working in my little paper garage as my wife likes to call it.. I have one of those temp garages to atleast be able to do oil changes and what not in a halfway dry place heh.

Yeah Im sure it is a struggle. Have you looked at the HUD forclosure market? I realize it would be a small home but it would be your own home.. I know of 2 in golden beach that are small but are in decent shape.. prices would be prolly under 150k easily and you can do a FHA loan at about 3% down and there is a bunch of cool tricks to not even have to pay that. I got into my house with 157.00 I think that was one of the inspections that I had to pay for.. Yes this was 6 years ago though.

It balances out... for starters, I'm sure you don't have to pay 220.00 a month just to park where you park, you receive child support and can claim your child as a dependent... is all I'm saying... The 400.00 difference from 1300 to 1700.00 is easily abosrbed in a 400.00 truck payment a month - have I mentioned the rising price of gas when you drive 3 hours a day just to get to work and back

Yes but I will also be taking a huge paycut... and why should I have to move away from family just to survive... that's just ridiculous... but thanks. :huggy:

It's not ridiculous; it's a choice ... just like the fact you have a huge truck payment and high gas costs (hello, keller bus is only $38/week). I love my family too, but I'm not gonna drop every penny of my savings and equity from this house on another house at the beach that's gonna have a high payment just to be close to them.

Waaaaaaaaa

I have 1 dependent and no child support for years. I saved every penny for my last 4 years to build a down payment (instead of gambling, playing pool, offering to buy body aromor and sending flowers to strangers, feeding a zoo in your backyard) I searched out a mortgage, found a range and did it.

If you need to cut costs freaking do it. You are right, you are getting too old to be screwing around looking for housing. See if you were a conservative you would have thought it out and taken care of it long ago and not floundering around now. Liberalism = Aaaah, don't worry about tomorrow, someone will step in and help you out. :yay: NOT :roflmao:

wow thanks :huggy: Hadn't thought of that but I think my roommate/agent said I made too much money to qualify... it's all numbers to me - it comes in and goes out just the same as if I was flippn burgers somewhere in the middle of nowhere Tennessee -- with the salaries not keeping up with the cost of living it's forcing alot of folks on their ears. That was show I was watching on Sunday... apparently the teachers and cops(?) I think were saying they are being forced out of DC where the work because they can't aford it on a 45K salary. And they feel unsafe in the areas where housing is soo much cheaper... i.e. open air drug markets..., etc... why should they have to live either in an unsafe place or move to another state  I just feel badly for their plight...at least I have hope and with out my faith... I'd go nuts.

ALOT of people are feeling the crunch right now do to the rise in housing... haven't any of y'all noticed - this is about the 3rd or 4th (at least) thread started on this issue in the past 6 or 7 months
