St. Mary's - buying a house

My parents own a 5 bedroom, 2.5 bath in Port Republic in Calvert that they will probably be selling in a few years when they move to Florida. Approximately 2000 square feet under air, very secluded one acre lot, large airy living room, oversized laundry room, attached garage, paved driveway, etc.

My dad (bless his heart, but he's sometimes out of touch) keeps on thinking he's barely going to get $150,000 for the place when they sell because one real estate agent years ago thought it wasn't worth much (I think this was even before they expanded the place). I think he's going to be very pleasantly surprised because what the market is like now. To put it this way--my wife and myself's tiny 2 bedroom condo just sold for $177,000 (this is down here in Florida, but still...) That makes a nice little down payment for our new pad. The market is crazy right now.

If it was the picture of the house you posted us, I would say count your blessings! I see it took 11 days for it to get a contract. Usually that is unheard of in this area, there has to be a reason it was on market so long. Either it is the neighborhood or it is in bad condition and the price is out of line with the rest of the neighborhood. :shrug:

I am so very blessed
My sister just put her house on the market yesterday. She's in the ranch club in Calvert, and would make a lovely starter home for the right person. Hardwood floors.....large fenced in yard......three bedrooms.......two baths........cathedral ceilings......storage shed in the yard........lovely landscaping.......much more. Pretty reasonal price, if you ask me. I told her she was a fool to not ask for more.

Possibly, but I also know that they were trying to sell it quickly since he's starting a new job in New York at the end of the month. So the asking price was probably only exorbitant, not outrageous. :lol:

gonna see the insides of 2 houses today. we're running out of options now, everything listed on the internet is old news. Driving around and seeing all the for sale houses lead to old signs with already sold houses. what you guys think??

FYI: Hickory Hills is a MAJOR PITA to pull out of onto Chancellors Run Road...that and the house you're looking at is about 1/10th of an acre - just about big enough to put in a small doghouse outside and that's about it...and keep your fingers crossed that you have decent neighbors.

:yeahthat: it really sux when it only takes about 15-20 minutes to cut your lawn. It's much more fun to spend at least an hour doing it when the temp and humidity are both in the 90s

Work with a good realtor, one who has their ear to the grapevine. Ask co-workers if they know anyone who MIGHT be putting their house on the market. The prime properties are being sold before they actually hit the MLS and the internet.

You'd be surprised how lucky you can get if you just ask around sometimes. My wife and I were looking for houses in a particular neighborhood, and the neighborhood was having a community yard sale. My mother in law, who loves yard sales, went up to one of the homeowners and asked whether she knew of anyone selling a house. The homeowner told her that she was in fact selling her house in August, and she gave a ballpark price which was a bargain.

To make the story short, we close in August. Best bargain at a yard sale I could ever think of.... :)

Thanks for all the great info to those who helped. I went relentless on looking for a house.

after doing the driving around everywhere, with others in front and behind me doing the same thing, out of magic, somehow, I got a house in Hickory Hills (not the same as before). It went up on the viewing on Friday, had 5 people visit it on that day. However it wasnt allowed for offers until monday. My realtor had me scheduled for 5pm to view the house, but she squeezed me in early in the morning, and I did the paperwork for the house later in the day.

The house was great. It was the same 0.12 acres as the other house nearby, but its back seemed to be twice as big, really. It was near flawless in the insides. again thanks for the suggestions
