you said the building is within 50' of the water.
I was answering your post referencing the property, in which said property lines extend to the watershed. I never said the building was that close. Nor could I measure said building distance since it currently does not show up on any aerial maps.

So nothing to worry about. All CA properties are very close to or touching water....that's the very definition.

It sure has evolved over time. When I put in for the permit to build the 2500 sf (footprint) 2-story building in the CA back in '97, all I needed was a plat showing the proposed location of the building and any associated driveway and parking I (I just sketched it in by hand), sit in front of the Board of Appeals public hearing and answer questions, sign a short written planting agreement and done. There was one "Karen" on the appeals board that was opposed to the project but it passed easily.

More recently, I had to pay Bill Higgs' company to do detailed "Critical Area Plans", with drawings, specs, new survey etc. and it cost me almost $4000 for each one. It gets worse...the design and drawings of the 1200' "living shoreline" project I recently got approved cost far more than that and the process took over 4 years. ;-(

Might I interest you in a short form seminar I teach? "How to win 'friends' and influence govt officials" This would be the second class, the one student in the first, some dude from Ridge, he failed miserably. Topics include

"Grease doesn't come from a tube"
"Campaign contribution limits and how to 'enhance' your donating power"
"Sucking up on social media, or 'Flattery will get you some places'"
"Mental techniques to avoid wiping your hand on your trousers after shaking hands with the skeezeball politician"

I remember back in '98 when the two top P&Z people and the young lady that had actually handled my permitting and appeals board process made the trip to SGI to see the rather large building right after it was finished. Why the personal interest?...because they were very concerned that some sort of precedent might have been set for such construction in the CA and they were mightily relieved to find that the building was not visible from the road or any adjacent properties either. Took a couple pics and left..all smiles and happy chatter.

Never heard from any county gummint person about it ever again. FEMA knew where it was though..because in 2003, after Hurricane Isabel, they sent a couple guys down to see if they could get an accurate recording of the maximum water level the storm produced. Turns out, my building was the only "thing" on the island that had a ground floor that was below the peak flood elevation (part of the zoning variance I'd obtained) with a current Elevation Certificate. The high water "scum line" was clear as day all the way around the bottom of the interior wall surface. LOL. We keep that line visible in one spot to this very day. Glad it's never been hit again.
