This house is not in "the Beach". It is actually in the Oaks neighborhood. Going down G.B.R., just after you pass the G.B. and Patuxent Knolls neighborhood signs, Oak Rd. goes off to the right. It is in there. That is actually a very nice 'hood, with older, well kept houses from the 1970's. Most of the houses I'd say are in the 1500+ sq. ft. size, with 1 acre or larger lots, and LOTS of trees. All the houses back to woods.

1/3rd acre buildable lot in G.B. proper, goes for about 25K I believe. Non-waterfront or water view at that.

:yeahthat: One of DQ's friends has a house down there that would easily command $450K+ if he put it on the market (and it's not waterfront)! And their neighbor's house is right up there with it, too. It's just like anywhere you go ... you have a few nice houses in one spot and 4 blocks down the road are some real sh!tholes. I have $400K houses going up in my 'hood, but just down around the bend are some that hurt my eyes just driving by looking at 'em. :ohwell:

Yes, I do, which is strange considering I heard the settlement was pushed back to March 25th. :confused: Guess they're renting it in the mean time. I haven't met 'em yet, but they sure do have a lot of cars (4 or 5 regularly parked there).

This housing market is crazy right now. (Even the casual observer can see this.) We are putting our house up for sale in a few months and I know we will get an outlandish sum of money for it. Ten years ago, when we purchased this house, the average in our neighborhood was 140-145k, now you can't get in here for less than 250k. (good for me)

If you do, then they should be able to help you find a house, otherwise, you're going to find the same thing will keep happening to you. If not, you might have to go with "for sale by owner" houses.

Thans, yes I have a licensed realator (the most motivated person of all.... my roommate :ohwell:) I have even borrowed her MRIS password to look around when she doesn't get a chance...I am privy to all the information she as a realator is privy too... Thanks though :huggy:

Not trying to be funny and just wondering... what exactly is a HUD home and what do I need to do to qualify for one of these? :confused:

I used it when I was househunting 3.5 years ago and every time I saw something on it, and asked the realtor, they'd say "that went to settlement 3 weeks ago" or "it's sold/off the market/etc.". :ohwell: In this market, houses go so fast that the realtors can't keep that site current with their info, and a lot of what you see on there that is outdated (as with the books that have ads for houses for sale) are really just to generate clients for realtors.

Dems -- your best bet is to find a realtor you are comfortable working with, and let him/her know what you want, your price range, and the areas you'd consider. They have the most current info b/c they have the MLS right in front of them and will run a search every day for what's new to the market. :yay: John McBride in Charlotte Hall's O'Brien Realty office is a great guy, straight shooter, and knows the area inside and out.
I like www.cbmove.com for house listings. They are the most up to date when it comes to listing properties but it takes forever for them to take the houses off of their. Plus you can get emails for any new listings in your area in your price range.

It's usually a home that's been foreclosed on. Sometimes they need work; others are in move-in condition. Just 'luck of the draw'. :shrug: But you generally have to act quick on 'em b/c investors suck 'em up pretty quick to do the work and turn it around to make some phat bank.
