i hate that they built the Royal Farms there. We do not need another gas station. Who cares about convenience...I wanted them to keep that run-down firehouse and the dilapidated shopping center. Run-down garbage is true St Mary's!

I don't get it either - the ONLY THING they make which I'm okay with is their spicy chicken sandwich, and I have never gone there by myself for it - or any other reason.

The kids have always loved the nuggets and fries and when they were little, they liked the playroom.

I will say one thing in their favor - their SERVICE is almost always, first rate. You will never see the like in any other fast food giant.
I would say similar about In-N-Out, none of their food is actually my favorite. But it's consistent, it's good, it's cooked in the open in front of you, and their service is top notch.

Don't like it?

Invest and build want you and other investors want instead. Cloverland is there to make money. That's what America is all about.

Buy the way, competitors nearby now have to watch their pricing to stay in the game. Consumers win.

I like having that Royal Farms right on my way to work. Very convenient. Right turn in. Right turn out.

I rode by there on Friday. The workers were there. Mostly working on the curbing in the parking lots.
Which brings up the question of quality work. Has anyone else noticed the quality of concrete finishing in the last 20 or so years going downhill? I swear, the newly replaced curbs and sidewalks at Patuxent Plaza look like a group of 10 year olds did the finishing work. What happened to pride in workmanship?

Now it's been more than a month. I think they're held up for permits. And I think the demolition of that old building might be held up for hazmat mitigation
I don't think they're demolishing it, I think they just cut it down to the size they wanted.

If you really didn't want something, voice your concern at planning board or zoning meetings. After that it's a done deal.

Yeah, the time to object, or raise concerns, is before the building is built.
Pro Tip:
Saying "we don't need another Fill In The Blank" is not a reason to deny approval. If the use is allowed in the Zoning district the owners have what's called a "by right" privilege to build it.

Businesses DO NOT just say "Well, there is a nail salon down the street. Let's open one up here and HOPE people come in." They already know there is a demand for the services. Just like Dollar Stores. Liquor Stores, etc.
Remember.. people DO HAVE money for these things. Apparently, they just do NOT have that extra dollar or so for eggs, etc. :sarcasm:

Even so I'm amazed at how often - when armed with such data -

They STILL MANAGE to open businesses that fail within a couple months.

If there's such a thing as a "hot spot" for business - there's an equivalent "dead zone" for places where businesses always seem to fail - at least, if it is the SAME kind of business. I am not sure what it is about Wildewood Shopping Center - but it has a long list of businesses that fail THERE, but flourish elsewhere.

I think the weirdest thing I saw - which I am guessing isn't going to happen - was the place where IHOP used to be - a new restaurant called "Scramblers" was going to be built - another restaurant specializing in breakfast.

Man, you gotta go back and read what the other guy said that you responded to. He was being sarcastic as he said he'd rather see the ran down firehouse and dilapidated shopping centers instead of more convenience

Look at the Hot Dog place that used to be in San Soucci. Might have been the nicest people around and great service BUT, charging $16+ for "gourmet hot dogs" isn't gonna last long.

(shrug) I can just think of at least three places where the businesses always fail - and another where I think it still will.
That place in Leonardtown where the car wash is going in. Every restaurant there for decades has failed.
Down near the intersection of Rte 4 and Rte 5 - I forget what it used to be called - but they failed.
The spot in Wildewood - next to what is now Tia's and Domino's is functioning - a slew of failed restaurants.

And I do think "The Local" is in a bad location and will fail - eventually.

I do think that location has a LOT to do with failure - which ought to be part of the model figuring demand for a business.
The Local for example - is there a demand for a restaurant/bar on one side of a highway with overpriced appetizers and with atrocious parking?

I never understood why the place in Leonardtown always failed - it's in an ideal location. Maybe the proximity of three fast food places and a Chinese buffet? Dunno.
